About the Opportunity
We are seeking an experienced and proactive Contract Manager to lead the delivery of grounds, gardens, horticulture and turf maintenance services for one of Melbourne’s most prestigious residential and golf estates.
The Club is home to two of Victoria’s great golf courses, a premier events and wedding venue, and a residential estate of over 1,300 homes. This permanent, full-time role is responsible for the safe, compliant and high‑quality presentation of the estate, golf course surrounds and shared open spaces.
Based on site in Melbourne’s south‑eastern suburbs, you will have end‑to‑end accountability for contract performance, leading 2 direct reports and a broader contract workforce of approximately 26.
This is a highly visible role that requires strong operational leadership, proactive stakeholder communication, and a hands‑on safety‑first mindset. You will play a key role in translating daily operational requirements into structured work plans, driving consistent presentation standards, and delivering continuous improvement outcomes across a complex, high‑expectation environment.

Key Responsibilities
- Provide overall leadership and operational oversight of grounds, gardens, horticulture and turf maintenance services across the residential estate and golf course surrounds.
- Lead, coach and support direct reports, supervisors and contract teams, driving strong performance, accountability and engagement.
- Maintain responsibility for contract delivery, including safety, quality, compliance, contractor performance and customer satisfaction.
- Utilise a Work Management System (WMS) to plan, prioritise, monitor and close daily, programmed, audit‑driven and improvement works.
- Act as a visible safety leader, embedding strong WHS practices across all estate and golf‑adjacent activities.
- Manage contractor and supplier performance, including variations, compliance requirements and value‑for‑money outcomes.
- Conduct routine site inspections and audits to ensure presentation, safety and quality standards are consistently met.
- Build and maintain strong working relationships with the client, Golf Course Superintendent, Estate representatives and key stakeholders.
- Oversee contract financial performance, including WIP, variations and monthly reporting.
- Identify and deliver improvement works that enhance asset value, presentation standards and customer experience.
About You

You will also demonstrate:
- Proven experience leading operational teams and contractors in grounds or turf environments.
- Strong WHS leadership, including audits, risk management and safe systems of work.
- Sound knowledge of horticulture, turf and landscape maintenance practices.
- Experience using work management or CMMS systems to drive structured service delivery.
- Strong stakeholder engagement and communication skills, with a proactive and professional approach.
- Solid commercial awareness, including budgets, variations and operational reporting.
- Qualifications in Horticulture, Turf or Landscape Construction (advantageous, not essential).
